Energy Conservation

o MEPT believes that energy conservation at the property level not only promotes environmental stewardship, but also results in better asset performance through reduced expenses and increased tenant demand and retention. The most recognized U.S. benchmark for measuring the energy efficiency of existing buildings is the EPA's ENERGY STAR program. The goal of the Energy Star certification program, established by the Environmental Protection Agency, is to improve the energy performance of buildings by managing energy consumption strategically across an entire portfolio as compared to a national peer set. MEPT has benchmarked assets totaling over $2.4 billion in value, or 51% of the Fund's gross asset value have been benchmarked, including 42 ENERGY STAR-labeled office buildings and 13 ENERGY STAR-labeled industrial buildings.
